Position Summary
The VP of Facilities Services is responsible for direct oversight and results coming from the areas of the following operations within PL. Residential and Commercial Facilities Maintenance, Lānaʻi Estates Maintenance, and Lānaʻi Water Company. This role must have a critical collaborative relationship with the SVP Administration for PL responsible for managing the leasing operation for Residential and Commercial Facilities. Together, these two senior positions manage areas that directly impact life on Lana`i for every resident. In addition, this role must interface with Four Seasons Engineering and Maintenance operations, acting as the owners’ representative in reviewing building and systems maintenance results. The position will have responsibility and accountability for outcomes related to customer service and budget performance in all direct reporting departments, staff skill development, community life enhancement and community relations.
Operating in a remote location requires creativity and resilience. The island has limited third party professional services available. This position is expected to drive quality improvement and creativity in problem solving and build up a culture of self-reliance and pursuit of excellence. Primary responsibilities will include directing and coordinating activities and management teams to deliver superior customer service, provide safe and supportive work environment, effective budget management, and develop skills training programs to overcome gaps in technical knowledge. This position will interface with other internal operations such as Lānaʻi Builders and Development and Construction Project Management team (DEV/CON).

This position requires skill in interpersonal communication and a desire to be in the field with staff and management. The role requires a visible and hands-on role model that has a broad technical knowledge and understands and supports the Mission, Vision, and Values of PL. The position will manage both union and non-union workers. It will be a requirement for this role to learn and understand how to manage in both environments, which includes learning about labor agreements and working with Human Resources to understand the PL people management philosophy. In addition, this position will interface with facility maintenance operations at Four Seasons Lānaʻi, Sensei Retreat and Sensei Farm Lānaʻi. While they have separate management agreements for these operations, this position will serve as a liaison with the operators to review their ongoing maintenance of the assets.

Essential Duties
- Responsible for operations and budget for: Residential and Commercial Facilities Maintenance Department – Pūlama Lānaʻi, Facilities Maintenance;
- Provide leadership for the above operations and continuously enhance and improve operations results;
- Monitor daily dashboards of KPI for each operation; KPI to be used in developing a culture of accountability and awareness of business goals;
- Provide quarterly reports to President & COO; Quarterly reports shall include performance measurements and report on future activities;
- Collaborate with SVP Administration in supporting excellence in quality of workforce housing and communication with Leasing Department;
- Collaborate with SVP Administration in creating training and advancement pathways and programs;
- Support Directors and Managers in direct reporting roles; Provide positive reinforcement and guidance; Drive for excellence and building culture of accountability;
- Shall know the Pūlama Lānaʻi Handbook and Mission, Vision, and Values; Shall be accountable and follow through on implementing the values in all departments reporting to this role;
- Shall develop familiarity with a variety of vendors both in Hawaiʻi, Mainland US and international to support all the operations reporting to this role;
- Shall execute the purchasing standards as spelled out in Pūlama Lānaʻi Finance SOP;
- Participates in implementation and utilization of all software programs in each direct reporting department;
- Shall be literate in use of Microsoft 365 including TEAMS, WORD and EXCEL and use as tools for communication with staff, peers, and senior management;
- Shall be expert in Safety protocols and participate in all company training sessions;
- Responsible for leadership within direct reporting departments and delivering safe workplace results through minimizing injury and lost time accidents;
- Shall become expert in Emergency Management system used by Pūlama Lānaʻi; Shall be a key part of the Emergency Management Team (EOC);
- Stays current on all federal, state and county codes relating to buildings, construction, permitting, electrical and plumbing;
- Stays current on the latest industry trends in each of the direct reporting areas of responsibility.
About Pūlama Lānaʻi
Pūlama Lānaʻi (PL) is the asset management company for Larry Ellison who is the majority landowner on the island of Lānaʻi. PL owns and manages many facilities and services critical to the functioning of the island economy and supporting residential life on the island. The spectrum of responsibilities they own and manage includes owning and managing six hundred workforce housing units, ninety percent of all commercial and industrial buildings on the island, recreation facilities, as well as multiple luxury resort residences.
Lānaʻi has been evolving from a Plantation economy to a Hospitality economy. In the most recent 10-year period, PL has invested in development of Hydroponic Farming, Renewable Energy generation, Land and Water Conservation, Workforce Housing, and Air Transportation. To be self-sustaining, the island needs to redevelop skills to meet this growth in economic activity and use of technology. The skills needed include development of trades such as plumbing, electrical and HVAC
technicians.
PL has a goal of achieving sustainability for the island of Lānaʻi. While it will take decades to achieve their vision, they are planting the seeds for the next generation to prosper and continue to develop.
